The Yearly Plumbing Maintenance List

Inspect visible piping to ensure there isn’t discoloration.

When there is a plumbing problem, rectifying it can be expensive and inconvenient. Simple maintenance tasks performed annually or when there are early signs of a problem can keep several plumbing issues at bay.

Here is a yearly plumbing maintenance list of jobs to help keep the plumbing systems running smoothly.

Clear out slow drains

Clearing out slow drains should be tackled right away. Whenever the water drains from a shower, bathtub, or sink starts to drain slower than expected, it could eventually lead to a significant clog. There are many eco-friendly products available to unclog drains. A half-cup of white vinegar and a half-cup of baking soda should break up minor clogs. Consider cleaning out the P traps under the sinks to avoid worsening clogs.

Flush the water heater tank

Flush the water heater tank to prevent sediment and rust from accumulating at the bottom of the tank. This accumulation can make the water heater less efficient and shorten its lifespan.

Check the water temperature

Check that the water heater temperature isn't above 120 degrees Fahrenheit. If it is, turn it down to 120. This is the best temperature for home water use and the water heater's longevity.

Keep the faucet aerators and shower heads clean

Inspect the faucets and shower heads. Are they leaking? Are they rusty? If so, it may be time to make replacements. Professional plumbers can advise on whether the plumbing fixtures can be salvaged or not.

Is the water pressure low? This could be due to mineral deposit accumulation. To remove the mineral buildup, remove the aerators and soak them in vinegar overnight.

Inspect the toilets

Check the toilet by jiggling the handle to ensure it's not loose, inspecting the flapper, and ensuring the chain is connected correctly. A toilet's small parts can be replaced for better performance.

If the toilet runs continuously, not only is this wasteful, it will increase the water bill. Replacing the flapper is relatively straightforward and inexpensive.

Inspect visible piping

Thoroughly inspect the piping to ensure no discoloration that may indicate corroded pipes. If there's any discoloration, then replace the pipes.

Sewer line inspection

A backed-up sewer main can be one of the most disruptive and expensive plumbing issues a homeowner can experience. A professional plumber can find potential problems via a video sewer line inspection. Issues discovered with this type of inspection include misaligned pipes, breaks, and tree root disturbance, which can all cause sewer line failure.

Contact a local professional plumber

Keeping on top of simple plumbing maintenance tasks is the best defense against expensive problems. And when it's time to seek advice from a professional plumber, they can inspect and advise on the state of the plumbing and other yearly maintenance tips. Taking preventative action nips issues in the bud before they become more costly.
